Subject: REMINDER: Sept. 15TH Deadline to join NTXLL Action

To ALL Southwest Fort Worth Alliance Residents/Mineral Owners, who were
NOT allowed to lease before or on October 14TH 2008, North Texas Lease
Litigation will NOT take ANY additional cases after September 15th, 2010.

Did you own your minerals on October 14th 2008 and were your minerals
still unleased on October 14th 2008? Did you lease after October 14th for
a considerably lower bonus and inferior lease?

Have you already met with, talked with, attended a meeting of, or made a
decision regarding the mass action litigation ongoing to enforce the
Southwest Fort Worth Alliance and Vantage Energy/Caffey Group negotiated
and publicly promised Natural Gas Lease?

After more than a year of meetings between SFWA Mineral Owner and NTXLL,
the final deadline for those who wish to sign up for this law suit has
come and the time to join the North Texas Lease Litigation action is
nearly gone. If you plan to join this litigation, consider contacting the
NTXLL attorneys soon.

NTXLL has set a firm, final cut off date for accepting additional cases
and will not be taking additional cases after September 15, 2010.

This is because the statute of limitations for filing against these
companies on the most significant allegations expires on October 14, 2010
and so all cases, alleging these most significant claims, must be filed on
or by this date; the attorneys need some time to prepare the files and
petitions in advance of filing and so have determined that September 15,
2010 is the latest date by which they can receive to review and handle
potential clients’ paperwork.

City offices closed for furlough day and Labor Day holiday

PROGRAM:

Proposed City of Fort Worth Budget 2011: What Serves the Neighborhoods best?

Come hear a report on a review of the budget done with an eye toward neighborhoods and what they want. Proposals to eliminate some neighborhood branch libraries, put the park department under library division administration, and other cuts to neighborhood services are sparking questions about choices in the City Budget.

Should the budget be cut at all? Some economists say cuts, particularly those which affect neighborhood property values, start a downward spiral and should be avoided. What about the revenue side? What options to increase revenues, other than tax increases, exist? Are we using them?

You can voice your opinion to the City Council in two more budget public hearings on Sept. 14 and 21. In the meantime, come hear this thought provoking League presentation.

Also, hear an update on the recent issue with the Council’s decision on the Ethics Commission opinion that drilling company representatives should not be voting members of the Air Quality Study Committee. Hear a report of recent Council Action appointing new Ethics Commission members.

Genealogy Program

Evelyn Barker, a Librarian at the University of Texas at Arlington, will give a presentation entitled, "A Texas Journey: The Centennial Photos of Polly Smith."

In the 1930′s Smith was one of the first professional female photographers in Texas, and she contributed a number of historic photos of the State.

In addition to working at UTA, Evelyn is a former librarian and archivist at the Dallas Historical Society. She has also written a book about Polly Smith.

The meeting is set for Tuesday, August 31 in the Unity Church Sanctuary at 7:00 PM. Located at 5051 Trail Lake Drive, Fort Worth. Please let your neighborhood folks know that they are invited to come. I know that Jungus is meeting with each of your associations, and I don’t know when, but in the meantime, this meeting is on the calendar. Let me know if you have questions. Also, please let me know if I have left anyone out and if I have, please invite them.

This is what is on the agenda to be discussed at their meeting by Jungus Jordan.

Part number 1:

The old Blockbuster building on AltaMesa has been purchased/rented by Cash America, This is a private transaction, but they are willing to meet us half-way or more to be acceptable to the neighborhood. They are redoing the front of the building, painting it, and adding some landscaping. They are also putting in a different sign (monument style) and it will be attractive. In place of those top shaped pillars at the front of the building, they will have stone columns, and the same columns will be repeated at the ends of the building. After today’s meeting, I drove around the store and then emailed them and asked about the light post in front, moving a handicapped space, and the necessary cleaning up of weeds in the area. Compared to the present building, I think this will be an asset to the neighborhood. I know it is still a pawn shop, but it is good looking.

Part number 2:

The Carlyle apartments are up for sale. At the present time, there is no deal on the property, but an offer has been made by the Ft. Worth Housing Authority. These apartments went into foreclosure about a year and a half ago and the lender now owns them. There are nine units that need to be gutted and the swimming pool is dry and must be repaired. The fence also needs to be replaced in some places. The money for the purchase is a loan, interest free, from the state government. These apartments would be low income housing for families that are making 50% or less of what is considered a median salary or income. In all probability, the tenants would not change from those who presently live there. The apartments are 85% occupied. While the tenants would not necessarily change, the management would.

The rest of the units would be repaired and on an as need basis. There would be a business center on site giving the tenants computer access; hopefully there would be after school tutoring available for the children in the complex (most of them are now tutored at school), and there would be room for a small library. Tina says I should just give you the facts, not my opinion. She may be right, but I am going to say that I think it is a good deal for the neighborhood. The track record for this kind of housing is really good–think Stonegate, Candletree, and Cambridge Apts. This is nothing new in the city.
